Dang this moves slow. The inspections had inspections, and the inspectors ended up costing the buyer money and time for specialists to look at stuff that wasn't wrong. Now it's in the lenders hands, maybe we'll beat the snow.

Home inspections are good to have, but people can get really nutty with them.
Since they are licensed contractors, they have to mention every single little thing they see that "could be" a problem, whether it is or not to CTA. Unfortunately, they aren't experts in any particular discipline and so the inspection extravaganza gets kicked to the "real" experts (plumbers, electricians, roofers, structural engineers, etc.) if the buyers' are really anal and it ends up costing them a lot of money for nothing if there isn't a problem. Peace of mind can have a big price.

We'll be looking for a house soon. (Our time table was set back by Covid and the DH's dentist.) We are willing to pay for the piece of mind. My BIL and SIL are having a ton of upgrade work done on their exterior, new windows and other stuff. They uncovered a lot of stuff that you would have thought a good home inspector would notice. Like termite damage around the fire place! They feel kinda ripped off.
I'm hearing now that it is a seller's market. People are leaving the big cities in droves and ending up here and in other Southern areas. Few houses even make it to market! I have been watching for a long time and it's really disheartening. But, I am watching a gorgeous house that my daughter's friend will be be selling. She's promised to offer it to us before it goes to market! I am in love with the house, too. Almost too good to be true. It's in Portsmouth, though. P'town ain't the greatest, but it's a good neighborhood. The school district is terrible, but we don't have any in school. Yay! Should keep the price down a little, too. Fingers crossed.

It's most definitely a sellers market.
There is nothing wrong with getting a second opinion on something that turns up in an inspection if it is concerning. Some people go overboard, though, because they read the inspection report and when they see words like "may, could or might indicate", they interpret that to mean it is fact, when that's not necessarily so.
A good thing to remember is that you can call your inspector after you get the report and ask specific questions about items they note. Ask their opinion on whether it is something you might end up having to fix or that could cause a problem in the near future and get a qualified contractor to do an inspection if you need to. It is always better to be safe than sorry.
Your BIL and SIL may have some recourse. Here is a link to the VA Board File a Complaint Page. They also can sue for damages if they are extensive and should have been easily identified during the inspection. Stuff that is hidden (in walls, under floors, etc. that is inaccessible to the inspector) is not included. I agree, the termite damage should have been noted. If they financed their home, lenders require a termite inspection and it should have been caught then, too.

Thanks! They tore out the useless, space hog fireplace and found the damage. So, I don't know for sure that an inspector would have found it. Seems likely, though.
The good thing about the house I'm lovin' is that I know everything they have done to it. They have loved that house and really put a spit shine on it- new roof, too. But, their son is reaching school age, so time to move.

Update: It closed Friday, we left Sunday. We're in Corning CA headed south. AZ Thursday or Friday it looks like. hummingbirdstones I emailed Jean this morning about our time line, and a new listing in Prescott valley that looks interesting.

So exciting and quite the saga. I would love to travel with a camper for a year or two before settling on a place to retire. My dog would love it and I might even invite my wife. Hope she likes natural rocks.

Here's the proof. We have explored out to Wickenburg on hwy 60 and north to Dewey Humboldt. Seen a few houses we may pursue further, but want to see what superior and Globe look like first.

Happy update. We have made an offer on a place in Wittmann AZ and it was accepted. If all goes well we could be moving in sometime mid January. I told Elizabeth we should set up the saws first. For some reason she doesn't agree.
