Congrats Ed! You're gonna love it, no more landlord, and the house is yours. You can re-model, add to, knock walls out, or do anything you want without permission. Well....you'll have to get permission from your wife. lol .... best of luck bud!!

Thanks again people. Mark, out here in Calif, since they raised our rent the last time 7 years ago we've given them $155,000!!!!!!! Ouch! I don't even want to figure out how much we've given them in 22 years. Tony, I will take you up on your offer to move my rocks and saws(lapidary and woodworking) for sure. The New Hippie Workshop sign will hang proudly in my new garage. In the future, I will probably build a workshop for my lapidary equipment, but for now, my woodworking and lapidary will have to share space. Randy, I do that now and tell my landlords after the fact! My wife and I sat down this morning and discussed the immediate changes we'll make to the kitchen and bathroom and actually agreed on everything! We've decided we have to watch the movie "The Money Pit", with Tom Hanks and Shelly Long again before we jump into this. I highly recommend that anyone considering a re-model job watch that movie first!

ED- Well I must offer a few words of encouagement-- My wife and I bought our house (ok ok we let the bank buy our house and we are paying them back for it) before we were even married- now 13 years later- and one major edition and a re-fi- we are looking at only oweing about 12 years more on the house- and it is a great feeling- even with the depressed realestate market, our house is worth more than what we owe- (at last estimate about $45Gs more) and we have not thrown away all that rent money- now your gonna be in those shoes!!! congrates- oh and I want you to consider refinishing those cabnits- they have a cretain charm- and if the wood underneath is good (I'm invisioning a nice honey maple!) it may be worth kepping them around- but the floor- well I think you got the right idea there- Enjoy my friend- and we will all need the new address!

Thanks for the words of encouragement. The kitchen cabinets are getting ripped out before we move in. They are pretty gross inside and neither one of us would consider putting food or dishes in them. I'll be keeping a photo journal of changes we make and if I can figure out how to create a page on my website, I'll post it there.

Cute place! I'd be willing to bet you guys will love having your own place - all yours! Well, yours and the bank - but hey - they don't really look over your shoulder much as far as renovations go. We've been talking about moving (still in our first house) and are finding it sooo hard to decide to let this one go - we know this house from top to bottom - we've literally been all over it - running wires through most of the walls (partner is a tech geek and I love music - so between the two of us I'm not sure there isn't one wall we've not wired down or up into!), painting everything, tearing out walls and floors, etc. It's like that favorite jacket that you just can't get seem to get rid of - despite the rips and stains. You're going to love it.

We have just bought a house too here in Canada, we complete on the 29th June - we can't wait to move in and get settled properly, and I will then be ale to get tumbling again ;D

Congrats to you too Rose, it must take longer to get through escrow in Canada. Ours went through in 21 days and our heads are spinning. Be prepared for a lot of things happening really fast Jeremy, and get a rubber stamp for your signature!!!! The garage is going to get a lot of insulation Don, for the noise and the temperature. I think it can go quickly here too Ed, but we requested a long completion date as we are in a fixed term rental lease until the end of July - so its only one months rent that we are losing. The people we are buying off are building so were not in a great rush so they didn't mind a long completion but its only 2 weeks now !!!!
