never look at my property tax bill....it just always goes to morgtage company...sure i get a copy.....after the first couple of years of looking at....i just never looked at it much anymore.
we had to pull up some info on my house off the tax assessors website....and i found a bunch of stuff wrong....they are charging me for a 3 bedroom....only got 2.......1500 sq foot....only got 1200....and i have .14 acre.....they are saying $17,000 for .14 acre......thats about....124,500...per acre.....totally stupid....thats the price per acre million dollar homes are built on....i thunk ;D.
but anyway.....talked to a lady on the phone today....seems you only have 45 days after bill is received to dispute it.
i said...mam...yaw have some very bad info there...i only have 2 bedrooms and 1200 sq foot ....not 3 and 1500 sq foot....i would like to know who to talk to about this.....this shouldnt be a 45 day issue thing....your offices info is wrong ;D
and she actually said to me.....quote......i dont know how many bedrooms you have...or square footage....i have never been to your house....end quote....im serious ;D.....i just smiled....and leaned straight over on my desk....head landed on phone....we got disconnected.....and i didnt have the heart to call back at the moment ;D....and tell her how blonde she sounded ;D....at least to me anyway ;D.
i did eventualy call back....but seems they wont even take a look....unless you are in the 45 day range of receiving bill....im like at day 59......gonna raise hell anyway....maybe some one will take a peek at it.....just a rant ;D....kev.

Only the government can run a business that way. Sorry sir we really don't care that we overcharged you and it is beyond any question or doubt. You can certainly take up the issue next year when we over charge you again. On the serious side I think most town will allow you to request a re assesment; not sure how it works, but there should be a tax assessor in your town that can explain the rules. My town has a tax assessor and a tax collector; I learned real quick that the collector only does the collecting and and the assessor did the other stuff. Good luck.

Kevin - My town will correct a mistake and refund a maximum of three years worth of overcharges. I collected on that back in the 80s when I noticed an error on the lot size. So the original owner got screwed for 45 years.
There's a big difference between contesting an assessment (which is only an informed opinion) and trying to correct an error in fact.
As for the lot size and assessment, zoning has a lot to do with it. So a 12,000 sq ft lot isn't necessarily double your 6000 sq ft lot. Bottom line, that 17K is probably a fair value for a "building lot" in your neighborhood.
After you get these current mistakes fixed, be aware of the next RE-ASSESSMENT, and the one after that, and the one after that. If they over-value your house, you'll pay for it EVERY YEAR down the line. So when your house is re-assessed, the hairs on the back of your neck should stand up. A first-stage appeal should be almost automatic.

I went in for a refinance on my home..the tax assessors told me that i owned the land and the house..but also the land of 2 of my neighbors but not their homes. When the land was subdivided they didnt make clear i only had 3 acres but that the 5 originals belong to me. I had to get a lawyer and he drew up a paper where i gave the land back to the other land owners and renounced ownership of their property. I actually got a cussing from one neighbor the nerve i had actually claiming to own their property. I didnt claim..the tax people did and now i got 2 neighbors that are sore.

Sucks Kev- We just went for a home equity- so of course we had to do an assessment- well turns out the property is worth more than originally thought- so I'm sure my taxes will be going up in January!!!

Sheesh Kev when it rains it pours. I admire you for keepin' a smile through life's bumps. Looks like some good advice here on how to go about correcting it, hope you can get a reimbursement for the past years. Hang in there.. good things have gotta be just around the corner for you! ;D

rich.....i aint so financially smart ;D....there some homes on about half acre lots.....ya thunking those lots are worth 62,000 on the tax bill?...those would be considered building lots right ;D....i mean i dont know ;D...i never thought about it...till ya brought it up ;D. agate thats funny that they were mad....ya coulda said....hey ya need to get a lawyer....and have this stuff put in your name....sorry ya have to pay the lawyer stefan watch that bill....i didnt ;D. beef this aint so bad....it is but it aint ;D....i just figured...my house payment was going up for normal increases in stuff....over the years....just figured its normal....yaw can bet ill be watching this stuff from now on ;D....kev.

Tax assesments ar a joke. They re-assess our county about every 5 years but that never ever evens the playing field. I can show you houses that are much larger than mine with a lot 4 times bigger that pay 1/3 the taxes. You would think that reassesment would change this. NO. Good luck.

In my town, I can go to the town website and look at my assessment and that of anyone else. It lists the land, the building and the total value. It lists the last sale(price and date), the house size, a picture of the house, land area and finished footage of the house.
I believe this makes it pretty hard to cheat(not impossible , but then what is impossible?). If a mistake has been made and you're paying less than your neighbors someone will complain; if you are paying more, you do the complaining. There are always mistakes in any system involving humans(that is why we are not gods) but this makes it easy to correct,.
Sorry you do not have a similar system. Good luck getting justice from the system csroc
