coloradocliff No need to hate the system. Or how they spend the money they took. As long as you and your loved ones are comfortable and secure. There is that category of 'cost of doing business' where those costs, unfairness and hassles should be written off in mind. Hopefully a person has done enough research to make a deal work in their favor after all the costs have passed. It is do able. Happens all the time. Real estate is one of the most competitive industries. Lots of seasoned and experienced people. Lots of money means lots of unpredictable motives. Focusing on basic and simple subdivision off of purchased road frontage was my way. Planning department could not contest splitting land into smaller pieces if you met their road frontage and minimum lot size requirements. I have on 2 occasions had them give me argument. I hired a lawyer one time and he cited past cases where they allowed similar subdivisions. They gave in quickly. As if liable and vulnerable to being sued. Anyway, my method is a game of geometry. Looking at tax maps to find hard-to-get-to larger pieces that could be divided off of a smaller frontal lot. Usually looking for the big back lot that is for sale, "Ma'am, do you have any 10-40 acre lots for sale that is secluded or only reachable by easement ?". Then making offers to the frontal lot(s) directly to owners. even ludicrously high offers to get the frontage. But never telling anyone about the plan until they catch wind of contingency in offer at last moment. Me not aggressive, otherwise I would have played the leverage game. But enjoy a slower pace and avoid worrying about debt. I usually sold the first lot ridiculously cheap to recoup some or all of the initial investment. The 30 acre property I live on was almost free doing this method. 43 acres landlocked, 1/2 acre frontal lot, 13 acre lot sold, 12 and 17 acre lot I kept(for 20K). I have asked many seasoned investors and experienced agents their opinion of this method and was perplexed by their lackadaisical attitude. Anyway, I am sharing this with you for your own information. I made more income from these 5 deals than working my butt off in the plant biz for 25 years. Like you said, people do not want to risk their time and effort setting up a deal like this. Nothing truer, and these deals are laying on every table all over the country. Of course I hate the dishonest system and how is has been set up and used by unscrupulous people to take from other people. Unfair laws for personal gain by a few against the many. Yes hate having l;awyers and feel that that's another part of the system rigged against the people who either don't understand or are easily beaten down by the system. Wrong is wrong no matter what paint brushyou canpaint it with. DId I mention I hate lawyers? hehehe I have found that if you knbow the codes and laws you can convince the government on the lower or midlevels of the legality. No one cares about the feasibility except those of us who do such projects. I don't do anything shady and always give good value. Don't consider your method a scheme but a method that most people don't want to put the time or brainpower into. If anything its a public service bringing almost unusable land to the public for their own good. Someone has to do it. Might as well be rewarded for their efforts. No more hassle and complications wanted in my life. Done withal that . Have nt needed money for a long time and the anguish is not what I like living with on a day to day basis. My preference for real ewstate is buying during bad economic conditions and low home values. At one time owned a pile properties that I bought for 25-50 k, held over a period of 6-7 years and sold for an average of 75 k. Best ending 125 or so. Most smaller, fairly newer properties. Had to be a slum lord to keep all the balls in the air. Hated that but it worked for me. Cash or in this case good credit really is important. Yep renting for me at this time makes sense. In a different time ownership might be the way to go. Not now for me. Haven't rented in many years but will do so now for the freedom and flexibility it affords me.
Peace of mind. It's all about peace of mind. Sounds like you put in some hard work. That's fine for a period of time. At this age peace is paramount. Funny I am trashing anything that bothers me or causes hassle. I think my wife is worried lol. Six stumps for instance, had them ground away and out of my way. Metal man came down yesterday and hauled off 3 tons of old equipment that has served it's purpose. More to go. Contacted an agent to list the 15 acres over there I never use anymore, good riddance. Get newer truck, ATV, motorcycle, whatever else that is not reliable or needs updating. New deck. May even downsize living conditions, 5 acres and independence, no stairs, flat land, big barn. Leave me alone. Poor neighbors. I get the rent idea. A conservative home base is cool. May stick w/that.

Nagging and picking all the time. More I complain the more she does it. What's w/that ? Any brilliant philosophy or tips Bob ?

Any brilliant philosophy or tips Bob ? You seem to be well on the way of exactly what I am doing. DECLUTTERBefore this summer, it would have taken me 6 months to bail outta here. Seriously. Pack rat syndrome. Right now I'm down to maybe 2 months to evacuate the premises. Working on it daily. By the end of the year, I hope to have it down to two weeks. I could deal with two weeks should the need arise. It's good to have goals! Brilliant philosophy or tips for short term survival? More rock hounding trips! My problem there is the critters.

Gotta like how ole jamesp 's thinking is evolving hehehe Maybe you can start a wife swapping service Bob.. Let guys trade in their 60 model for 2 -30's or 3 20's Or trade for a truck or a 4 wheeler. Motorcycle. Possibilities seem endless. Might be popular. As an agent the company uniform might get uncomfortable with the bullet proof vest and hockey mask.

Moved two houses of furniture into the big house on greenhouse property after selling the primary residence. No cap gains on sale... smile. Gave furniture to the crew for weeks. Still getting rid of it. Still cluttered. am going to try to put all my rocks and tools into a shipping container and set it on a friends property. Then buy a 24 ft box trailer and put only my most treasured stuff in there and when I find a small, easy to leave and take care of property with elbow room then can drive down and hook it up and get there in a couple days. Had a friend do that. He gave stuff away, then Craig's listed some and finally rented a backhoe and buried ALL the rest of it. Now he's free and doesn't miss a thing. Critters traveled with the wife and I before the cancer got her. Mexico and every where in-between. Dogs travel well, cats goe with the wife when you list her on Craig's list. No cat boxes!! A small trailer for the two cute sheep. Done...

Note that I used stumps and wife in same paragraph, immovable objects: "I think my wife is worried lol. Six stumps for instance, had them ground away and out of my way." Must be a literally similar relationship between the two. Truly stumps less stubborn. Starting on left and moving to right. Land reclamation process. Greenhouse removal 1 by 1. One down, 2 to go. Field of stumps after 3 inches of Texas rain, deep plowed and planted in winter oats and greens the day before the rain. Heavenly.

Why you planting oats? What do you do with them? Gonna get a horse? Bet for a cover crop so invasive species seed have more competition and/or for wildlife. Makes a green manure crop that adds to the soil for future plantings. Might not like mud sticking to his shoes either.

My grandmother was a well known bitch. They named the street she lived on after her. Jessie's Way. I kid you not. Anyway, my grandfather was a little hard of hearing so he got a hearing aid. Everytime she started in, he's reach up and turn off his aid. Then he just smiled and nodded with an occasional "aye yup".
I don't nag DH. I learned years ago, the more I asked for something the less likely I was to get it. Stubborn is an understatement. Now, he just anticipates my needs. LOL!

Why you planting oats? What do you do with them? Gonna get a horse? The guy that helps me w/fire pits wanted to plant it for attracting deer. He bought oat deer mix 50 pounds, $45. Like coloradocliff said, as a soil builder too. Collards, mustards, beets, turnips and kale mixed in for fresh greens also. The oats will tell me about all I need to know about the condition of the soil also. Been 10 years since planting any field crops, so I needed the practice. The field needs sub soiling. Neighbor has a 100HP tractor w/36 inch deep spring tooth plow. It won't take him 10 minutes to break up the clay hard pan 36 inches down. field was packed down hard from 25 years of equipment traffic.
