Welcome! We started out tumbling what we hounded. Moved into sawing, cabbing, and silver smithing. The tumbler still rolls, but with saw scraps added to the mix.

Lots of great information from every one above.
My thoughts:
climate control -- heating and cooling (allows you to be productive year round) electricity -- plenty of amps, plenty of different circuits, and plenty of outlets water -- heavy buckets are for youngsters ventilation -- oil mist from saws will happen (don't recommend breathing it) concrete floor -- easy to clean and allows for equipment on wheels to be moved windows -- its tough to beat sunlight
Once you have a well planned structure then you can add or modify as you grow with things like lighting, shelving, tables, easy chair, and refrigerator.

While you are looking forward to a "cool down" Sunday/Monday ish we are expecting frost and a high of 66 on Monday. Guess I forgot to mention elevation...7000 feet.

I think that the green banded one may be Ricolite. Comes from New Mexico. Nice score!

I am unfamiliar with Kuwait, but my nephew was in Afghanistan. He sent small flat rate and medium rate boxes at the same rate as domestic. I, of course, asked for Lapis Lazuli. He sent several chunks. The catch was that they weren't allowed to send any unfinished stones. So my multi-pound chunks are polished. I do not know if that requirement was specific to Afghanistan or to what the military would handle in shipping.
I hope he is able to find really cool stuff to send to you!!

I would recommend a visit to the BLM in Prineville. I think there is a rock shop in Prineville...Quant? Others here may be able to provide more specific information.
